This Grade II* listed building was being fully refurbished by Virtus Contracts in preparation for the college's 400 year anniversary.

​

Capstan were appointed to replace their exisiting asbestos consultant due to our knowledge and experience of working in buildings of historical importance and because of the flexibility of our approach.

Background

  • Grade II listed building with incomplete records to the subterranean tunnels and dusts to be used for the new M&E services

  • Remediation took place in a live building

  • Building in use seven days a week for college activites, sporting events and weddings/conferencing functions

  • Other trades onsite including scaffolding to exterior in places.

Challenges - Centre block pump room

  • Incomplete records of extent of ACMs and layout of contaminated area

  •  

    Hardset to pipes running several meters abour narrow stairs show to centre block pump room requiring bespoke access construction

  • Live services which could not be isolated as schematics incomplete and building live
  • Drainage duct discovered during works leading to persistent flooring of the area
  • Extremely hot working environment

 

Challenges - South block pump room

  • Access to area as Stone Masons working simultaneously

  • Restricted height to working area

  • Live boilers and pipe-works with debris to walls behind
